Everything we do is informed by three distinct values: integration, community, and sustainability. The objective is to create a sustainable neighbourhood which celebrates the natural landscape and provides the infrastructure required for a coveted community.

Esplanade is carefully designed to limit human intervention on existing natural features. Specifically, this is done by reducing road easements, limiting cut and fill, protecting natural points of interest, seamlessly integrating architecture with the site’s topography, and preserving large portions of forest cover.

A healthy community requires quality infrastructure to thrive. Esplanade aims to provide a diverse landscape of mixed-density residential housing and sensible commercial offerings, abundant green spaces, parks, and trails that connect them. The proximity to Wakefield Village and the services it offers allows for a walkable community.

Advancements in building technology allow us to explore sustainability through multiple avenues. Whether it's the choice of quality material, energy-efficient building components, envelope composition, thoughtful and functional massing, quality mechanical systems, water usage, sanitary servicing, our objective is to achieve a superior quality of life.

ABOUT THE DEVELOPER - SYLVAIN VIAU

Many years ago, my parents bought a small 3-season cottage on 31 Mile Lake. I remember coming down MacLaren Road for the first time, through the rock cut, and being stunned by this beautiful south-facing meadow to my left, with the hills on the horizon. Little did I know it would become Esplanade.

Inspired by the beauty of the Gatineau Hills, I previously worked on the design of the Chelsea Highlands development nearby. Our priority was to minimize the impact of the project on the natural environment. Esplanade is a continuity of this vision of placemaking and celebration of the natural beauty that surrounds us.

FAQ

  • The size of each lot within Phase 1 varies from 0.8 acre to 1.5 acre.

  • Each lot will be serviced with overhead hydro and high-speed internet. Each owner is responsible for the installation of a well and septic system.

  • Initially, the roads shall be gravel, built to municipal standards. In time, once the construction of houses is mostly finished, Esplanade shall pave the roads.

  • The lots within Phase 1 or single-family home construction start at $195,000 (+ GST & QST).

  • You are buying a lot to build a custom home in collaboration with the project architect from Spike Studio or an approved architect/draftsman of your choice, Terra Construction, or an approved builder of your choice, and in accordance with the design covenants and the architectural design guidelines.

  • Design covenants ensure a standard of quality and uniformity in the project. This shared vision reduces conflicts and contributes to maintaining the value of properties.

  • Architectural design guidelines ensure a standard of quality while allowing a variety of rural architectural types. Single-family homes are at the core of Esplanade and will define the vibe of the neighbourhood for years to come.

  • Lots are now available for reservation

  • A valid reservation requires the signature of Esplanade's promise to purchase agreement including schedule A (Individual Lot Sheet) and schedule B (Design Covenants), and remittance of a $30,000 non-refundable deposit.

  • Given the various parties and approvals involved in delivering a ready-to-build lot, we cannot set a guaranteed date. However, we hope to start road construction in spring 2024 and have hydro by spring 2025.

  • The parks and trails of Esplanade are located on individual lots. An easement will be established in perpetuity to allow public access. Owners will be responsible for the maintenance of the trails and parks on their property.

  • No, the lots within Phase 1 are not subject to a homeowners' association.

  • No, the lots do not have direct access to the Gatineau River.

  • According to public updates from the MTQ, following the extension of Highway 5, the section of Route 105 that will no longer service any dwelling will be decommissioned, re-naturalized, and converted into a multifunctional path.

  • No, Esplanade does not offer financing.

  • No, Esplanade does not offer design services. However, Esplanade recommends Sally Vandrish, an architect from Spike Studio.

  • No, Esplanade does not build houses. However, Esplanade recommends Terra Construction, a reputable builder in the area. The chosen builder must be approved by the design coordinator, have valid GCR and RBQ accreditations, and their employees/subcontractors must be CCQ. No self-construction will be allowed.

  • Yes, Esplanade will install the culvert and construct the driveway up to the property line.
